Try telling the landlord you will not pay any rent until the issue is resolved? Be ready to move if needed. Easiest way to get a message across is by taking money away from the person who holds the keys.

Its perfectly legal to withhold your rent for cause (such as unresolved repairs that are needed). You do have to put it into an interest bearing account other than your saving/checking and be able to prove it in court if needed.

Remember, it costs the landlord time and $$$ to evict you or them. I'd gather a several days/weeks worth of recordings before I started withholding as well as document the several times you've asked your lanlord to resolve the issue.

Oh, I have like 18 - 20 incidents recorded just since July 1.
Honestly, we will probably end up moving, just really don't want to have to.

Not too concerned over teh security deposit. I mean, with an attorney I'll fight for every penny, but we have lived here for over 3 years so it'* not in perfect shape. Of course, most is normal wear and tare. But, I just want out of here.
