Bought the house, moving in!!
I am so thrilled I found a place, and it really is nice on the inside. AND IT HAS A 2 CAR GARAGE!!
Here is where I need the help in getting this contract on the house. The asking price is 159k. Zillow.com has it fair-market priced at around 145k. I am 100% approved through my bank for 160k, but the biggest stipulation is that the seller needs to pay all closing costs (which is around 8 grand..kinda high due to buying a point). So what should I offer for the place? I don't want to lowball, but at the same time the selling price is going to be determined by the VA inspection.

its a buyers market, i just bought my new house about 2 months ago now and i had sell pay all closing cost and i have him do a bunch or work to the house and i think i should have asked for more. the worst he or she can say is no. id say try and see what happens.

I'd offer 145 - 8K. What is that? 137? If you can justify your offer through comps and sales history, you have nothing to loose.
Is this in FL? If so, it'* not so much of a buyer'* market down there, Custom. MI is a totally different story.

Yes, it is in Port St. Johns, Florida. Just south of Titusville, and 35 mins. east of Orlando. The market skyrocketed 2 years ago but tanked about 5 months ago. When the house first went on the market, its asking price was priced where the market says it should be, but over the time of a month it dropped about 10k according to Zillow. So now, for us, it'* a buyers market again.

No. VA is a "VA" sponsered loan...they're backed by the Federal Government in the event he defaults. That'* why VA has to agree to the buying price as well. It'* only available to honarbly discharged service men and women.

Yesterday the offer got rejected, but they countered with 164,500 w/ all closing costs included. I countered THAT with 162k and the seller bit Good thing I was approved for just above that
Now the real fun begins. Next week is the inspection and VA appraisal. If it does not appraise at what we agreed to, either A) seller comes down on price to match or B) I walk away. So we will see
